When to use a notice to enter
A landlord or property manager can use a notice to enter a dwelling unit in the following situations:
- Routine property inspections
- Scheduled repairs or maintenance
- Showing the property to prospective tenants or buyers
- Appraisals or assessments required by lenders or insurers
- Checking for potential lease violations, like unauthorized pets
- Installing or upgrading appliances or systems
- Performing pest control or other necessary services
The landlord may not need notice to enter in the following situations:
